Full Service: Sit back and relax as we do all the work! The project is broken into phases and each phase is approached with a beginning and end deliverable. We will monitor the progress and communicate frequently while working collaboratively with you to make sure we are turning your vision into a reality!
A La Carte: We also offer individual services at our a la carte hourly rate. This includes purchasing and logistics assistance, project management, on-demand (designer on call), styling services and room refreshes, paint reports, window treatments, and general consultations.
Designer by Your Side: This is a fixed fee service and includes working with one of the designers on the finishing details for your space. Our designer will do an in-home consultation, provide paint recommendations, suggestions for furniture layout, create an inspirational mood board & provide a curated shopping list for you to purchase items directly. There are a la carte options you can add on where the designer can come back and help you put the entire room together or even go shopping for items to complete your space.

Q: How are the project management fees determined and how are they different from the design fee?

We believe in a fixed design fee! This allows our clients to enjoy the process without feeling like they are being nickeled and dimed. As long as we stay in scope you do not need to worry about being billed for unexpected costs. After the design has been completed and we are off to implementation we do bill for our time on site, coordinating and ensuring your design is implemented according to plan. Each project is unique in itself and during the initial consultation, we will talk with you in detail to make sure you understand all our fees and payment schedule.

Q: What is the timeline for each phase?

The timeline will vary depending on your space and scope as well as availability of tradespeople, materials and furnishings. The timeline will be discussed and agreed upon at the start of your project. Below are general timeframes for each phase:

Phase 1 - Planning and Concept can take anywhere from 20 - 60 days.
Phase 2 - Purchasing and Logistics and Phase 3 - Implementation and Project Management typically run concurrently and can take anywhere from 40 - 120 days.
Phase 3 - Styling and Finishing Touches may occur along with Phases 2 and 3 as well as right before the final installation and reveal.

Q: What is considered out-of-scope work?

Out-of-scope work includes services and fees not accounted for in the letter of agreement and is charged at our a la carte rate.

Q: What else besides the renderings are included as a concept deliverable?

The exact deliverables will vary depending on the project, but in general, the Concept Report will include 3-D renderings as well as a paint report, a bird’s eye view of the entire layout, elevation drawings, mood board, furniture list and details, samples and finishes and cost details.

Q: Can we see materials or furnishings before purchasing?

Part of our full service is to bring the samples and finishes to you so you can see and feel the actual materials. The full-service design includes curated items that are purchased through LK Design. This ensures that you are getting the very best in quality as well as ensuring we can stand behind our product. Part of the magic is us doing all of the research for you and ensuring the items we bring into your home will look amazing!

Q: Are we able to purchase items if we find something we like?

You always have the ability to purchase additional items and we would be more than happy to help you incorporate such items at the estimated hourly á la carte rate. If you have existing items you would like for us to take into consideration, please let us know as early as possible. During the design phase, we collaborate with you to bring your vision to life!

Q: What is the difference between a Personal Shopper and a Designer?

A Designer is interested in the craft and function of the space. A Designer not only comes up with the vision but also ensures the vision becomes a reality. Beyond coming up with the vision and design concept, a Designer also manages vendors, logistics, purchasing, implementation, styling, and finishing touches.

Q: Do you have references that we can speak with about your services?

Yes, of course! We love it when potential clients reach out to former clients. We do request as a courtesy that you please do not ask how much they have spent on work in their own home as this is personal information that we make a promise to not disclose.
